Shipping, Delivery & Unloading

Custom products ship in 4 to 6 weeks.

To purchase products immediately, go to Check Out. For the best rates fill out the Shipping Quote Request form.

Custom Shipping Quotes

Your product will be delivered with yard placement services, right to your property. To ensure a smooth delivery, please confirm the following site access details: a driveway width of at least 12 feet is required (14–16 feet is ideal if there are tight turns, gates, fences, or trees), with a straight access path of 60–70 feet for the delivery truck to back in or drive out. Overhead clearance must be at least 13 feet to avoid wires or branches. The ground must be firm—gravel, concrete, or hard-packed dirt—and able to support 12,000+ lbs.

The trailer needs a driveway that's 12–14 feet wide, and the path should be clear, level, and strong enough for a big truck. The unit can slide off the trailer straight back or to the side, but it usually has to stay within 10–15 feet of the trailer. If the unit needs to be placed farther away or in a tight spot, extra equipment like a forklift or crane might be needed, which can cost more. Cranes are only used for special setups and usually have a reach of 20–30 feet.

Most products have calculated shipping at check out. For the best shipping rate fill out the Shipping Request Form as shipping prices vary throughout the country. Save big by filling out the Shipping Request Form!

Yard Placement & Delivery – FAQ

Yard Placement & Delivery – FAQ

How does yard placement work from start to finish?

  1. Our shipping partner reviews access to your home and driveway, checking for obstacles like low trees, tight turns, steep grades, soft ground, and power/utility lines.

  2. You send photos of your property (see the checklist below) so we can verify the route and confirm that fences, gates, and other features won’t block delivery.

  3. Your structure arrives on a flatbed truck. A local shed-moving company uses a specialized machine called a Mule to unload, move, and precisely place your structure in your yard.

Who is responsible for fences and gates?
The customer is responsible for removing and reinstalling fences, gates, or panels before scheduling the delivery. Openings must be at least the structure width + 24 inches (2 feet) to allow safe passage. If you need temporary fence removal, please coordinate with a fence professional in advance. You may also reach out to our business partner Handy Buddy to check on available services.

Do I need to be home for delivery?
Yes. An adult (18+) must be present for the entire delivery window to confirm the final location/orientation, approve any on-site adjustments, and address safety questions.

Will the truck enter my driveway or yard?
The flatbed may enter your driveway to get closer to the delivery path if it’s safe to do so. Please ensure your driveway can handle heavy vehicles (weight, width, turning radius, and overhead clearance). The truck will not drive into your lawn/yard; the Mule handles yard placement.

What is a “Mule” and what does it do?
A Mule is a motorized shed mover (think of it as a heavy-duty, stand-up forklift/dolly) with wide turf tires and a hydraulic lift. It picks up one end of the structure, supports the weight, and “wheels” it through your yard. Because it’s compact and highly maneuverable, it can make very tight turns—often pivoting in place—to navigate curves, trees, and corners that a truck could never manage.

Will the Mule damage my lawn?
The Mule is designed to minimize yard impact (wide turf tires distribute weight), but impressions, scuffs, or ruts are possible, especially on soft or wet ground. To reduce risk, schedule delivery when the ground is firm, avoid watering for 24–48 hours prior, and consider laying plywood sheets or ground protection on the travel path. Any lawn repair is the homeowner’s responsibility.

What photos do you need from me?
Please send clear, daylight photos with brief measurements:

  • Street view of your driveway entrance (show the curb, any ditches/culverts).

  • Each turn along the route from street → driveway → side yard → final pad.

  • Overhead obstacles (low tree limbs, power/utility lines).

  • Any slopes, narrow spots, gates, or fence openings (include width).

  • The final placement area (show pad/base, nearby obstacles, and clearance).
Tip: Add simple notes on each photo (e.g., “Gate = 10 ft wide”).

How wide do gates and fence openings need to be?
Openings must be structure width + 24 inches (2 feet).
Example: A 10-ft-wide structure requires a 12-ft-wide gate or fence opening.

Can the Mule handle tight turns or narrow side yards?
Often, yes. The Mule can pivot in place and thread through narrow, curving paths better than a truck or trailer. That said, the route still needs adequate width and vertical clearance. Your photos help us confirm.

What about hills, slopes, or uneven ground?
Moderate slopes are usually fine. Very steep grades, deep ruts, or loose/eroded surfaces may be unsafe. We’ll review your photos and advise if a different route or placement is needed.

Do low tree branches or power lines matter?
Yes. We need safe vertical clearance along the entire route and at the final site. We will not move a building beneath or near low, energized lines or branches. If lines are low, contact your utility in advance; if branches hang low, please trim them before delivery. Vertical clearance is +3 ft more than the height of the ordered structure.

What surface should the structure be placed on?
A firm, level base is best (e.g., crushed stone pad, concrete pad, well-prepared compacted gravel, or solid wood platform with boards running opposite of the structure runs). Uneven or soft areas can complicate placement and leveling.

Who marks underground hazards?
Homeowner must mark/locate any private lines and features (sprinklers, septic tanks/fields, drain tiles, invisible dog fences, landscape lighting, etc.). We are not responsible for unmarked or hidden utilities or irrigation.

What if my yard is too wet on delivery day?
If conditions are likely to cause damage (or prevent safe access), we may recommend rescheduling. Additional trip fees may apply if site conditions prevent delivery upon arrival.

What if the delivery team decides it isn’t safe?
Safety comes first. If access is unsafe or the site isn’t prepared (too narrow, too soft, obstacles not removed), the team may decline to proceed. We’ll discuss options such as rescheduling, an alternate route/location, or returning after site changes. Extra fees may apply for redelivery.

How can I prepare to ensure a smooth placement?

  • Remove/secure fences and gates in advance and verify openings meet the structure width + 2 ft requirement.

  • Trim low branches and remove obstacles along the route.

  • Mark underground utilities/irrigation and the exact placement spot.

  • Ensure the base/pad is level, compacted, and ready.

  • Avoid watering the lawn right before delivery; protect soft areas with plywood.

  • Share your photos and measurements early so we can confirm feasibility.

Can I see how a Mule works?
Yes— Watch: Shed delivery with a Mule

Who handles permits, HOA approvals, or site readiness?
The homeowner is responsible for all permits and approvals prior to ordering the product. Please complete any required permits/approvals and ensure the site is ready before delivery to avoid delays or additional fees.

What if my property can’t meet these requirements?
Tell us—often we can suggest an alternate route, temporary fence panel removal, limb trimming, or a different placement that still works for you.

We're here to help! If you have concerns, please contact us and we'll figure out a method that works for your yard.  contact@familybackyardstore.com or (800) 407-2478

- Select a location with good drainage
- Create a gentle slope of 1/8 inch per foot in all directions
- Excavate site 4 inches deep if drainage is a concern
- Add gravel or crushed rock for improved drainage

3. Foundation Location Marking
- Use 3-4-5 triangulation method to ensure precise right-angle corners
- Drive stakes and use string lines to outline the structure's footprint

Foundation Options

1. Patio Stone Foundation
- Suitable for stable ground with good drainage
- Position stones around perimeter and specific joists
- Use 2x4 lumber and carpenter's level to ensure stones are perfectly level

2. Pressure-Treated Beam Foundation
- Lay beams perpendicular to floor joists
- Secure beams with 1/2" rebar driven 3-4 feet into the ground
- Maintain open sides for drainage and air circulation

3. Concrete Slab Foundation
- Recommended thickness: 3-4 inches
- Subbase: 4 inches of gravel or crushed rock
- Excavate to 6 inches depth
- Install vapor barrier
- Use form boards and stakes
- Pour and level concrete
- Allow 7-10 days for complete curing
